Grease is not a stain. It is a film and that single distinction explains why most restaurant floors look clean on Monday and grey again by Friday.

Walk into any busy kitchen at close and you can feel the problem underfoot. A fryer running eight hours a day throws a fine aerosol of oil into the air. It drifts, settles, and lands on everything within about thirty feet mats, grout lines, the carpet in the booth section, the runner by the service door. Nobody spills it. It just arrives, a few molecules at a time, every shift.

That is why the usual response fails. Scrubbing harder or shampooing more often treats grease like dirt, when grease is actually the glue holding the dirt in place. Until the oil layer is chemically broken, everything you do is polishing a sticky surface.

Why grease behaves differently than any other soil

Three things make it stubborn. First, it is nonpolar, so plain water slides right past it the reason a mop bucket can go around a kitchen twice and leave the floor tacky. Second, kitchen oil oxidizes. Over weeks it thickens and cross-links into a varnish-like film that grips fiber and grout far harder than fresh oil ever did. Third, it is an active magnet: airborne carbon, shoe soil, and flour dust bond to it continuously, which is why a greasy walkway darkens faster than an equally busy dry one.

Carpet and tile then fail in opposite directions. On carpet, the oil wicks down the fiber toward the backing. Surface cleaning removes the top third; the rest migrates back up as the pile dries, which is the classic “it looked great for two days” complaint. On tile, the oil pools in grout porous, slightly below the tile plane, and shielded from foot traffic — so the tiles come clean while the lines stay dark and the floor still feels slick.

What a professional actually does differently

1. They identify the grease before touching it

Fresh, warm oil from a two-month-old fryer line lifts with a mild alkaline degreaser. Oxidized grease that has been building for three years needs a solvent-boosted product and real dwell time. Blotting a white towel on the traffic lane answers the question in seconds: if it transfers, it is still soft; if it does not transfer but the fiber feels waxy, it has set.

2. Dry soil comes out first

Applying chemistry over loose grit turns it into slurry that drives deeper into the pile. Pros vacuum or sweep aggressively before anything wet touches the floor. On carpet this alone can remove a large share of total soil weight.

3. Chemistry does the work, not pressure

An alkaline degreaser saponifies the oil converts it into something water can carry away but it needs five to ten minutes of dwell to do it, and it needs heat. Solution temperature around 180°F roughly halves the viscosity of the oil so it releases instead of smearing. Agitation with a brush or rotary pad opens the fiber or grout so the solution reaches the bottom, not so it can scour.

4. Extraction has to be aggressive, then rinsed

Truck-mounted hot water extraction pulls the emulsified grease out of the pile instead of pushing it down. On tile, a spinner tool with contained pressure flushes grout channels and captures the runoff so it does not simply relocate to the next section.

5. The pH gets neutralized

This is the step non-professionals skip and the reason a lot of DIY jobs resoil within a week. Leftover alkaline residue stays sticky and attracts new soil aggressively. A mild acid rinse brings carpet back near a pH of 6 and leaves nothing behind for the next shift’s dust to cling to.

The problems that come up on real jobs

  • Brown wicking after drying. Deep grease pulled upward during slow drying. The fix is faster air movement and a second light extraction pass, not more chemical.
  • Grout that goes dark again in a month. Unsealed grout is open pore. Cleaning without resealing just resets the clock; a penetrating sealer buys twelve to eighteen months.
  • Slick tile that passes a visual check. Residual oil film, usually from mopping with the same water all week. It is a slip-and-fall liability long before it is a cosmetic one.
  • Odor returning with humidity. Rancid oil in the carpet backing. Surface deodorizer masks it for days; only full extraction of the cushion layer ends it.

What owners can do between professional visits

Change mop water far more often than feels necessary — dirty water is the single biggest cause of grease spreading room to room. Put walk-off matting at the kitchen-to-dining transition and launder it weekly, because that strip of floor carries most of the transfer. Keep exhaust hood filters on a real schedule; a saturated filter turns the whole dining room into a deposition zone. And stop using dish soap on floors: it is engineered to cling, and every residue layer becomes tomorrow’s soil magnet.

Finally, set a frequency that matches your volume rather than the calendar. A high-turnover kitchen with carpeted seating generally needs deep extraction quarterly; a lighter café can stretch to twice a year. The signal to watch is not color, it is texture — when the traffic lane starts to feel firm underfoot, the oil has already set.

Bottom line

Restaurant grease is a chemistry problem wearing a cleaning problem’s clothes. Break the oil with the right pH and heat, give it dwell time, extract more than you apply, and neutralize what is left. Do that and the floor stays clean for weeks instead of days  on both sides of the kitchen door.
